A Guide To Home Valuations

 

If you’re looking to sell your property then the one burning question that you are going to want answered is ‘how much is my home worth?’

Obtaining a property valuation which is also known as a market appraisal, will provide a guide price for putting your property on the market.  Making sure that your home is valued correctly could be the difference between you placing your home on the market or staying put.

Property valuations, which we’ll be talking about in this blog differ from mortgage valuations, which are in most cases carried out by a Chartered Valuation Surveyor ( RICS or ISVA )once an offer has been made.

So just how are house prices estimated?

 

 

 

There are a number of factors that determine how much a property is worth.  Your chosen estate agent will use their vast knowledge of the local market to assess the property based upon the following factors:

  • Market demand
  • How old the property is
  • How much similar properties in the area have sold for recently
  • The type of property (terraced, semi, detached etc)
  • The size and aspect
  • The features and fixtures
  • The construction and state of repair
  • The location
  • The surrounding amenities
  • The tenure, service charges or any other liabilities that surround the property

One of the main factors that will affect the eventual sale price of your property is your choice of Estate Agent.

Research which estate agents are dominant your area and invite the top two or three out to advise you. Don't be surprised if their estimates are different, and different from your own expectations.

But a good local estate agent should be able to demonstrate how they have arrived at their conclusions.

Before you engage an estate agent, you can start off by doing your own research.  Search online for average sold prices in your area and also the price of properties that are currently up for sale.

When it comes to property valuations pricing can change quickly and a good estate agent should be able to determine a price based on the amount that they believe that they can market the property at.
