Why it pays to list your property in winter

 

When it comes to winter all our attention is turned towards Christmas and a lot of decisions are put off until the New Year. That’s understandable as we have a lot going on.

 

You may be under the impression that Spring is the best time to sell your house, after all, that’s some kind of unwritten rule in the estate agency industry but actually, we are here to provide you with just a few reasons why winter is a good time to list your property.

 

People are serious about a change.

 

Winter may be a hub of busyness but people are making decisions about their future and setting out what their future plans are. This means you’re going to have a flux of people looking at moving home.

 

 Plus buyers are motivated.

 

Your buyers are going to want to be settled by Spring so they’re more likely to get the ball rolling and keep it moving until it’s done. Summertime is one of those seasons where you’re working around everyones holiday commitments and there’s no real urgency.

 

You can make it warm and cosy.

 

A key element to selling your home is to give the potential buyer a feel of what it would be like to live in your property and the one thing no one can resist is warm and cosy.

So this is your chance to light a fire, turn up the heating and offer a cup of tea to all that pass over the threshold.

 

Don’t forget the light!

 

Darker rooms are to be expected in wintertime, after all, there’s not much light blazoning through those windows, but do remember to open the curtains, clean the windows and make it feel as light as possible.

 

Less competition.

 

The more people that think listing in winter is a bad idea, the less competition you’ll have when it comes to making sure your house stands out.

 

So what should you do to prepare your home for a quick winter sale?

 

Check the boiler and insulation.

 

Be sure to get the boiler serviced and check that your heating is working well. Investing or updating your insulation is always a good idea as buyers love walking in to a warm and cosy house.

They are going to want to make sure that they are not buying somewhere that’s going to be cold and damp for their family.

 

Spruce up the exterior.

 

Make sure the guttering is clear, windows are clean and any exterior paintwork is touched up.

 

Just because we say cosy - we don’t mean cluttered.

 

Cosy and cluttered can often go hand in hand. Whilst we recommend keeping your home nice and cosy, that’s not an excuse not to declutter.
