Reasons why your home isn’t selling

 

When you make the decision to put your home on the market then you’re probably already envisioning the moment where you hand over the keys.

You’ve made the decision to sell and it’s time to move on - but sometimes home sales don’t always go as planned and there’s nothing more frustrating than having your home languish on the markets for months on end.

 

Here are the REAL reasons why your home isn’t selling…

 

The price is too high

You have to be realistic and like it or not, the price being too high is one of the main reasons that your home isn’t selling.

If you are serious about selling then you must make sure that your price reflects the location and condition of your home.

 

You’ve not staged it

We’ve blogged a lot in the past about home staging because it is so important to make sure your home is displayed in the best possible way.

 

Is your property being advertised correctly?

A good agent will make sure that your property is being seen on all possible channels - from social media to home listing services such as Rightmove. Your photos aren’t doing your property justice

Good photography is vital when it comes to making sure your home gets viewings.

The first time someone is going to see your home is through the photographs so they need to be the best they can possibly be. 

 

 

Time

Make sure that you time your house sale just right to make sure you get the results you want, in the timescale you want.

There are certain times of the year that is more difficult to sell houses than others. That doesn’t mean that homes don’t sell all year around but just be prepared for a longer timescale if you are selling at the height of summer holiday season or towards the festive period.

 

Availability

Viewings may not always be convenient but do try to make yourself available for when your potential buyers wish to make that all important viewing appointment.

Also, if you have several viewings in the same day, be sure your that Estate Agent has timed them properly.

 

First impressions are poor

First impressions are absolutely vital when it comes to selling.

Make sure your home oozes kerb appeal because this will be the first thing your buyers see.

Keep the windows clean, the grass cut and don’t leave rubbish bins where they can be seen.

 

Pets

Not everyone loves dogs and cats, so make sure if you have pets they are kept out of the way at viewings.

You may want to leave them with a family member or a friend.

 

The wrong Estate Agent

Not all estate agents are going to do a good job and it could very well be that you are with a good agent, just not the right agent for you.

Make sure that you and your agent are on the same page and that you are getting the service that you need and want.
