Home staging on a budget

 

First impressions matter, which is why, when it’s time to sell your home you should consider home staging to make sure that your potential buyers fall in love at first glance.

Think of selling your home as a little bit like internet dating.  People judge your property by the photos that they see and when it comes to home staging, the idea is to not only sell the space, but the lifestyle that comes with it.

Not everyone has the budget to be able to afford a professional home stage crew to come in and turn your property around, so here are just a few tips on how to home stage on a budget.

 

De-personalise

The key to perfect home staging is to allow your buyers space to imagine themselves in your property. That means removing any distractions that prevent them from seeing a home for their family, so reduce the number of family pictures, paintings that the kids have done, trophies and trinkets.

 

Stand out from the crowd

It’s really easy to make a visual mark by making simple little changes.

Think about grouping books together by the colour of their spines to make your shelves look better, Why not add striking pieces of colour upon a white background, it can often be more effective than expensive art.

 

Declutter.

Your home should look like a show home.

You need to make sure that it’s free of any clutter or mess and this applies to every room from the kitchen to the bathroom.

Ensure kitchen counters are free of appliances, the bathroom has all your toiletries packed away, and especially the bedroom as you want to showcase the amount of storage space the room has.

 

Use neutral colours.

You may love your hot pink feature wall but will your buyer?

It’s quick and inexpensive to give each room a lick of paint so stick to light, neutral colours that will look fresh, clean and crisp.

  

Become a style guru

 

Take your coffee table for example, rather than just leaving a bare table top, add a design book, fancy candle or flowers. You will be amazed how different the room will look with these small inexpensive changes.

Give your home image and personality and show your buyers that it’s a space they can just sit back, relax and enjoy.

 

Make the room look bigger

 

A simple trick to make your rooms look bigger is to hang your curtains as high up as possible. This will elongate your ceilings and make your windows look larger.

Also, using mirrors in rooms will increase the perception of size and increase the amount of light in the room.

 

Stage ALL rooms.

 

Don’t just think you can stage one or two rooms and have the same effect. That’s kind of like going to the hairdresser and have them cut just one side of your hair.

 

Stop putting off those small odd jobs. Now is the time to finish them.
